Frequently asked questions
Do I need a structural engineer before installing rooftop solar in Thailand?
Under Ministerial Regulation No. 72 (B.E. 2568), effective 19 November 2025, rooftop solar panels with a total weight not exceeding 20 kg/m² in any one area are not considered a building modification, so no modification permit is needed. Heavier systems require a permit with drawings and calculations signed by a licensed civil engineer. In both cases a structural check is strongly recommended, because the regulation does not guarantee that an existing roof can carry the extra load and wind uplift.
Who can sign structural drawings for a building permit in Thailand?
A civil engineer holding a Council of Engineers Thailand license at a level that covers the size and type of the building. Architectural drawings are signed separately by a licensed architect registered with the Architect Council of Thailand.
Which buildings need a statutory building inspection in Thailand?
Nine building types under Section 32 bis of the Building Control Act B.E. 2522: high-rise buildings, extra-large buildings, assembly buildings, theatres, hotels with 80 rooms or more, condominiums and residential buildings of 2,000 m² or more, factories of more than one storey with 5,000 m² or more, service establishments of 200 m² or more, and large signs. In general a major inspection is required every 5 years plus annual inspections, carried out by a registered building inspector.
